Three steps to start hosting

Onboard in a single sitting. No paperwork, no in-person meetings.

Register your account

Sign up with email, Google, or Apple. Add your name, phone (used for WhatsApp notifications), and create a password.

Activate as a host

Choose individual or company, add your tax details (NPWP), bank account, and verify your identity. Required only once.

Create your listings

Upload photos, describe the property, set daily/monthly/yearly prices, and define your minimum stay. You're live.

How a Booking Works

From request to payout, step by step

Every booking follows the same predictable flow. You're notified by email and WhatsApp at every stage.

Booking request Guest

The guest selects dates and submits a request directly from your listing.

You respond within 24 hours Host

Approve or decline. If you don't respond, the request quietly expires — no penalty, no awkward conversation.

In-app chat Both

Guest and host can message directly inside Livuma to clarify questions, agree on house rules, or share details.

Optional viewing Optional

For longer stays, the guest can request an in-person or virtual viewing before committing. Coordinated through chat.

Identity verification (KYC) Guest

Before payment, the guest verifies their government ID through our automated KYC process. You only host verified people.

Secure payment Guest

The guest pays via credit card or bank transfer. Funds are held securely by Livuma until check-in.

Rental contract generated Livuma

A binding rental contract is auto-generated using your listing terms and the guest's details. Both parties receive a signed copy.

Guest checks in Guest

On the start date, the guest confirms check-in in the app. If they don't, Livuma sends a reminder and auto-confirms shortly after.

Payout to your bank Host

After check-in is confirmed, your payout is released to your bank account — minus a transparent platform fee. For monthly bookings, payouts continue each cycle.

You get paid after check-in.

No hidden charges. A single, transparent platform fee is deducted from each payout — nothing more. The guest pays the price you advertise.

Example — monthly rental at IDR 5,000,000 with a 7% platform fee:

Cancellation Terms

Fair, predictable rules for everyone

Cancellation outcomes depend on the rate type. The full policy is shown in plain language to the guest before they pay.

Daily

Short stays

  • 14+ days before check-in Guest receives a full refund of the rent.
  • Less than 14 days Partial refund — minimum-stay nights are forfeited to the host.
  • After check-in No refund through the platform; arrange directly with the guest.
Monthly

Mid-term

  • 14+ days before check-in Guest receives a full refund of any prepaid amount.
  • Less than 14 days Deposit forfeited to the host as compensation.
  • After check-in (during minimum stay) Tenancy continues to the end of the minimum stay.
  • After minimum stay Either party may terminate with a 30-day rolling notice.
Yearly

Long-term

  • 14+ days before check-in Guest receives a full refund of any prepaid amount.
  • Less than 14 days, deposit only paid Deposit forfeited to the host.
  • Fully prepaid, before check-in Contract is binding; no guest-initiated cancellation.
  • After check-in No platform refund; arrange directly with the guest.
Host-initiated cancellations. If you cancel before the guest checks in, the guest receives a full refund and Livuma absorbs the platform fee. We expect cancellations to be rare and reserve the right to penalise repeated host cancellations to protect guest trust.
